If you have listed your home for sale, you’ve probably cleaned it and staged it as if Architectural Digest were stopping by for a photo shoot.  But, the home isn’t the only thing under scrutiny.  You are, too.  No matter how nice your home is you can also affect how potential buyers feel about making an offer. Here are a few etiquette “rules” sellers should follow to best show their homes, and themselves:

  • Leave the home during showings or an open house – prospective buyers will appreciate the freedom to view the home with their agent.
  • Take your pets with you – not everyone will like your pet, and some may be intimidated by some animals.
  • Move your car – make it easy for visitors to park and view your home.  No one likes parking issues; having them is a sure way to get a viewing off to a bad start.
  • Be patient waiting for feedback – you’ll want to know what viewers thought about your home, and the showing agent should be able to provide feedback.
  • Be willing to negotiate – everyone wants top dollar for their home, but an unwillingness to negotiate may inhibit a possible sale and keep your home on the market long after you hoped it would be sold.

Surprise, it can be great fun at a surprise birthday party, but not when it may delay or threaten the sale of your property.

Surprises such as a hidden water leak can result in unseen wood damage, or require bathroom repairs.  Could there be termites? A crack in your heating unit? Is the electrical system  in your home up to today’s code requirements? Is there a pan underneath the hot water heater? Are there little things that need attention like a cracked or fogged window pane, drippy faucet or chipped tile?

Having your own home inspection takes the surprise out of the picture for the buyer.  It also allows you the advantage of taking corrective action on needed repairs so that when the buyer’s inspector examines your property he cannot make them an issue.

If there are problems, you will have time to get competitive bids at regular rates, rather than waiting during peak times and having to pay overtime to meet closing deadlines.

Disclosure of the condition of your home also can protect you reducing the chance of post-closing problems.

A pre-inspection is something to which you may want to give some thought!  We recently experienced this with a client.  Although it was different than the norm, it worked out well because the seller kept his home on the market and the buyer was able to negotiate repairs before going under contract.
