2018 was a good year for real estate in the Cedar Creek lake area. I have been keeping statistics on sales since 2005. In 2018 we broke some records since I have been keeping them.
In the Waterfront Market:
There were 338 waterfront properties sold
For the first time (since I have been record keeping) the
#1 selling price ranges for waterfronts sold was the $300,000 – $399,999 range.
#2 was in the $200,000 – $299,999 selling range.
#3 was the $400,000 – $499,999 selling range.
Average days on market decreased to 127 days;
Average list price $415,000; average sell price $443,000. THIS IS GREAT NEWS FOR WATERFRONT SELLERS.
In the Residential/Off Water Market:
There were 304 residential/offwater homes sold in 2018.
The average days on market decreased to 102 days;
Average list price $161,000;
Average sell price $166,000.
Waterfront Lot Market:
There were 59 waterfront lots sold
The average List Price $124,000
Average sold price was $112,000; median sold price $85,000
Acreage in the Henderson/Kaufman county area (raw land):
Acreage sales have continued to rise. 2018 was the best year since the peak year in 2010.
The average number of acres sold is 16 acres.
The Median price per acre is $6,606.
The average selling price was $103,000.
