In the 13 years that I have been keeping sales statistics for Cedar Creek Lake, there have been some interesting changes this year. The most fascinating news is that we have a new Top 3 price point category.
- Waterfront homes in the $400,000-$499,000 category are the New Top 3 for 2018 sales.
- Waterfront homes in the $200,000 – $499,000 range are the top sellers for 2018.
- There have been more million dollar properties sold this year than in all 13 years I have watched reported sales data from the Henderson County MLS.
- There was very little inventory in the under $200,000 range.
- The average waterfront days on market has decreased to 130 days
- Sellers have been getting 95% of current list price.
Offwater homes in Waterfront subdivisions and Residential homes are doing well in the lake area too.
- Most of the homes are sold in the $100,000-$199,000 price range.
- There is more activity this year in the $200,000 and up range.
- There is some activity in the over $400,000 range.
- The average days on market is down to 98 days.
Acreage in the Lake area of Henderson County and Kaufman County
- For 2018 the average acre tracts sold are 5 acres and the median price is $6,555 an acre.
- The median days on market for acreage is down to 99 days.
